I started Mid Florida Home Inspectors in 1994 and since that time I have inspected thousands of properties throughout Greater Orlando Florida.
The majority of my business includes providing complete home inspections for clients buying single-family houses, townhouses, duplexes, and condominiums. Inspected properties have varied from modest condos of just a few hundred square feet to rather elaborate houses in the 10,000+ square foot range.
Much of my business also includes providing inspections suited to specific needs of existing homeowners, such as evaluating roof leaks and water intrusion problems.
In addition, performing inspections required by homeowner insurance companies and/or lenders, such as Four-Point Inspections and Roofing Certification Inspections has become more prevalent.
1. Objectivity: I am fully independent. You can be confident that I will always provide an uninhibited and straightforward home inspection for you, my client. I rely on continued inspections for long term clients, as well as their referrals to friends and associates, for the majority of my business.
2. Thoroughness: typically I schedule only one complete home inspection for the day so that all time needed to provide a comprehensive inspection and related inspection report is available for you. I will not be rushing-through in order to quickly finish and go to an inspection for someone else. The inspection time for most homes ranges between 2.5 - 4.5 hours and creating the inspection report back at the office can often take a similar amount of time.
3. Detailed reporting: It is you that benefits from knowing about the real property condition, therefore my intent is to present our inspection findings in a comprehensive report describing the conditions of the home and also providing photographic evidence of apparent defects and deficiencies. In addition to sending your report by Email, your private password protected inspection report is made available for website download the same day. I will also Priority Mail a report package to addresses within the United States (this includes the report text and photographs both printed and on CD).
4. Continuing education: although most of the knowledge I have gained has been through the process of performing thousands of inspections, I have also obtained multiple inspection related certifications and licenses and complete many hours continuing education every year.
